  3. So you want to move to Arizona:

    Here are some things omitted from previous Blog Postings (see archives):

    1) Arizona ranks near the bottom in education. So if you have school age children, this is NOT the place you want to be. As for higher education, well ASU is renowned for being a Party College, but education wise, I wouldn’t hire one of these so-called graduates to clerk my storeroom.
    2) Illegals (Illegal Immigration Problems) have been listed but they actually cost Arizona tax payers approximately 38% of all tax revenue to educate, house, feed, and give medical treatment to these illiterate non English speaking economic blood suckers.
    3) We are now fully infested with Liberals from California. So if you like idiot politicians and dumb ass bureaucrats this is the place to come.
    4) Crime rate is on the rise to include Home Invasions and Car Hijackings.
    5) Auto Insurance is at a premium and we rank one of the highest both for auto rates and for auto theft.
    6) Gasoline is higher than most parts of the nation because we have NO refineries of any kind. We either pipe it in or truck it in.
    7) The freeways are beginning to look a lot like LA.
    8) Auto accidents by illegals are out of control. These ass wipes drive uninsured, unregistered vehicles, why not they don’t have a driver’s license and they are undocumented.
    9) We have one of the largest concentrations of Muslims in the nation. This is the town that bred the Islamic Imam Clerics and the problem on the airlines recently. Terrorist waiting to spring on America. Remember one of the 911 hijackers took his flight training in Arizona.
    10) Car registration is out of control; even an older car will cost an average of $200 per year. An average mid size new car about $400 per year.
    11) We have both a high sales tax; about 8.1% plus a sliding scale state income tax.
    12) We are becoming famous for our photo radar cameras, which within a year will virtually be everywhere.
    13) Last but not least we have got to have the largest collection of unqualified doctors across every field I have ever encountered anywhere in the world.

  8. It's Screw or Be Screwed - Everyone for Themselves:
    After 28 years on the job the Dean of Admissions at MIT was fired yesterday when it became known that she lied on her resume. She claimed to have college degrees but in reality she had none. This is the top of hypocrisy - a gatekeeper without credentials judging the credentials of others. I suppose when will now follow in the footsteps of disgraced politicians and go teach ethics courses somewhere. Maybe she'll get her full retirement after 28 years on the job too? When I look at MIT, Enron, WorldCom, Jack Abramoff the crooked lobbyist, widespread mortgage fraud, illegal aliens breaking the rules and getting rewarded, etc. etc. I am becoming more and more convinced that the only way to make it in this country is not through hard work and dedication but through cheating and stealing. The cable channel is full of shows outlining the cunningness and immense success of identity thieves and other wealthy crooks. "If there is no risk there is any reward."

    This is why Idiot Realtors, and con artist Mortgage Brokers exist. Even when they cheat and screw the public, nothing in ever done.

  15. It is often asked what part of the Phoenix Valley should I move to?
    The best area to live really fits into a rectangle comprised of Northeast Phoenix and North Scottsdale, which fits into the following grid:
    Anything North of Shea Blvd, East of 7th Street, South of Dynamite Blvd, and West of the 101 Freeway.

    Areas to Avoid altogether are:
    Anything in Mesa
    Anything in Tempe
    Anything in Queen Creek
    Anything in Johnson Ranch
    Anything in Casa Grande
    Anything on the West Side including the far west side at the 303 Loop.
    Anything in Center City Phoenix
    Anything in South or Central Phoenix
    Anything in Maricopa
    Anything in Anthem
    Anything in Cave Creek or Carefree

    The reasons to avoid these areas listed vary including:
    Over priced homes
    High property taxes
    Bad schools
    Poor or lack of services
    Poor shopping areas
    Poor Utility Services (like Internet, Cable TV, etc,)
    High traffic congestion
    High concentrations of illegal immigrants.
    High Crime Rates

  18. Biggest corrupt do-nothing realtors in the country? LAKE FOREST, ILLINOIS. ALL OF THEM. Sellers are told to lower their prices, so the realtors can pick up the buildings so they can rent them out themselves! They ought to lower their comissions, because they don't do a damned thing anyway!

    I paid $1,300,000 for a Toll Brothers New Home that is plagued with problems and idiots who answer the phone when I complain.

    I Hate Homeowner Associations - The Rant is On
    Went to an HOA Board Meeting this week.
    I can see why they never get any homeowners to come out.
    They don't want you to talk.
    Every answer is consistent of with either
    a) we will look into that, or
    b) we will take that under advisement.
    Sounds like Congress. I don't want to study the friggin shit to death .. do it. If you can't decide right then and there get the hell off the Board and let someone who can.
    This coupled by the Board seems to be made up of people that fit into two categories:
    1) They are in or related to the Real Estate Industry - Losers one and all!
    2) They are a bunch of frustrated housewives.
    These Property Management companies should all be shut down and put in prison for perpetrating a con game. HOAa take your money and do nothing. The Board Members seem to find it a personal social club for them. The City, apparently like all city governments now, have found a way to delegate responsibilities that they have to a bunch of ne’er-do-wells called HOAs.

    Buying A Home In Arizona -
    Investigate Homeowner Associations in your community before you buy, they could be your worst nightmare.
    The worst of these HOAs are Planned Communities.
    The fees are in no way justified.
    The idiots in the government who approve these communities must be taking bribes because Anthem is a perfect example of a community that should have NEVER been approved, if for no other reason than Traffic Congestion ... don't believe me, just try driving I-17.
    I-17 is a major North - South expressway in Arizona and it is all screwed up because of Anthem. There is too much traffic and no planning.

    In Anthem the HOA Fees are high, the service poor, and houses have fallen off in market value like a rock trying to float in water. I don't plan on moving for the next 3 to 5 years and I will be taking an early retirement the end of this year, so the impact to me is annoying but nominal. To others who make this commute daily it is a nightmare.
    Don't buy a house in Anthem.

    So you want to Move To Phoenix / Scottsdale Arizona;
    Even if you are not commuting to work traffic here is a bitch so consider it in just going around town.
    Pollution is on the rise if you have respiratory problems this is NOT the place for you.
    Saying all that.
    Renting is Ok but be very careful there are many horror stories on that alone.
    The housing market is depressed and will only get worse.
    If buying wait until near the end of the year (2007), get a foreclosure they are on the rise.
    Don't use a Realtor or a Mortgage Broker in Arizona they are the worst I’ve ever encountered in the nation.
    If buying a good rule of thumb for a single-family home is not to exceed $190.00 per square foot. So take the asking price and divide it by the livable square footage = price per square foot.
    Good luck you’ll need it coming to Arizona.
    Note - Some of the other previous postings on this Blog about Arizona are quite accurate and will also help in any decision.

    Some simple common sense applies when reading a Blog Posting.
    Try this:
    1) If someone is ranting (bitching, moaning, complaining, going berserk, etc,) about something, someone, some company, some contractor, some realtor, some insurance provider, some HOA, some subdivision, Some home builder, some car dealership, etc. - - -
    Consider This – Most people aren’t going to waste their time writing and posting if there isn’t some justification to the madness. So even if you take ½ of what someone is saying you’re ahead of the game. You now have valuable information as a CONSUMER to use in the future. You can choose to ignore it, or avoid the subject of ranting (complaining).

    2) The Flip Side of Ranting is the idiot posters who come on and try and defend themselves. Look if you are right you are still wrong, what caused this person to explode (rant) about you or your product or service or HOA? Think about that. As a consumer I would rather air on the side of caution and go with the Rant (complaining party) than be duped into something that will cause me grief and probably money.

  38. Encantobella Subdivision
    Location: North Phoenix / Scottsdale Arizona
    I have blown that community off the buyer list.
    I looked at 2 homes there. Everything that was for sale was way over priced. You can tell they were bought when the market was hot, now its cold as ice.
    As one poster has said the cost per square foot isn't justified.
    Sellers take the loss and move on.
    A combination of greedy ass Realtors and Flipping Investors caused this over heated over priced Phoenix Valley Real Estate Market. I assume that goes nationwide as well.
    The fact you're taking a loss is not my friggin problem, sell or don’t sell who gives a crap.
    This is a BUYERS Market.
    I suggest you stop using a Realtor anyone who has bought and sold knows that the price is inflated to compensate their idiotic exorbitant Real Estate Commission Fees.

    A Buyer’s Real Estate Tip – This one by me. If listed by a Realtor divide the asking price by 1.06 that is the inflated out of control bullshit Real Estate Commission. You will then have a more realistic price to buy, or at least make an offer.

    I agree with some of the previous posters here, either buy a home in foreclosure or buy a FSBO (4 sale by owner).

  39. I hate Home Owner Associations

    I live in Cave Creek, Arizona wish I didn’t.
    It's technically part of the Northeast Phoenix Valley area. Cave Creek for the most part is a very upscale community environment (town). It is also a large tourist attraction. That is how we came to move here. We visited as tourist and thought it would be great to live here, WRONG!

    Up here we have the standard assholes the rest of you do in the valley but we also have these damn totally useless whacko environmental clowns and horsers.
    These shit-heads want to regulate everything down to the size, color and depth of your stone, type of landscape plants, how many, and where. They also don’t want you parking anywhere except inside your garage.
    The town government is the same they drive people crazy on submittals for property on new home permits.
    I wish they would ALL take a long walk on a very sort pier where the waters were infected by Great White Sharks.

    HOA – Not me, not ever:
    In response to those who complain about Homeowner Associations my comment is ….
    That’s why I wont live in an area where there’s an H. O. A.
    I like my green grass. My 2-car garage where I can leave the door open when I’m working in there. My peach and apple trees in my yard. The in-laws can park their RV in front of the house when they come to town. No one can tell me what type of landscaping I can have. And the best part is .... My neighbors are not within a 5 ft reach of my house! I hate those new subdivisions where every overpriced house looks alike and they tell you what everything has to look like. No thanks! We can have a backyard BBQ with music and no complaints anytime we want.
    And those fees you have to pay, just for someone to tell you what’s 'allowed' and what’s not'?!
    Screw all that! And, just think you upscale type people think you are getting a nice home, but where’s your yard, where’s your freedom?

  41. Looking for a House 2 Buy in Arizona (Northeast Phoenix / Scottsdale) -
    I went over to Encantobella Subdivision in Northeast Phoenix, a small Gated Community about 100 homes, to look for a house to buy.
    I do like the area. I am moving from a cold ass climate to a warm one.
    There was this one house, pretty nice, owned by a Realtor (enough said there).
    It is so over priced (I’d estimate $75,000) the only way it will ever sell in today’s market is ..
    1) She finds an Idiot Buyer.
    2) Someone comes up with great creative financing that makes the price attractive.

    I don’t see either one of those happening.
    Observation from a potential buyer -
    I drove around the subdivision there are cars parked all over the cul-de-sacs one was even parked on his front yard. Those little cul-de-sacs have no place to park. That must piss the neighbors off or the community is owned by a bunch of homeowners that are all morons. If I lived there it would piss me off I wouldn’t tolerate it.
    The HOA must really suck big time!

    I agree with other Blog Forum Posters here, these Realtors are in La La land.
    The housing market is not just soft it is quicksand.
    Sell don’t sell I also don’t care.
    But hey thanks for the advice, Realtors are out, so are any homes listed by a Realtor.
    I will look for a FSBO and start looking for a Foreclosure. In fact I am house hunting today in the Phoenix Valley.

    I hate HOA's as well. I actually had to fire my first Realtor because that is all she showed me. That was my one and only request ... NO HOA. Proof idiot Real Estate Agents don’t listen.

    Just for shits and grins, I looked at one of those dumb cookie cutter houses. You were not allowed to park a car in the driveway. It HAD to be in the garage. Now Here’s The PROBLEM ...

    I own 3 cars ... a suburban, an excursion and a 50's Classic Cadillac. The garage was too short to fit any of them inside. You were not allowed to extend your garage to accommodate your vehicles. And they can't figure out why all the new subdivisions are empty and they can't sell any houses .... Duh do they let Homer Simpson design them or maybe Realtors, Builders, and HOA’s need to get a R-E-A-L-I-T-Y Check – ya think?

    But Realtors do have their own vested best interest in mind.
    They just want to see you part with your money straight into their dirty slimy pockets. Don’t let them do it !!!

    Want to use a company that promotes itself by taking cheap shots at others? A company with a lot of hidden fees? A no class company that bends the rules on (Phoenix- craigslist postings), and will undoubtedly do it with your home sale? A company that will not do anything to sell your home, as he is too busy posting on craigslist talking about his competitors’ business model? AZ Paradise Realty is the way to go. This brokerage does nothing but post classless ads on craigslist all day knocking his competitors. He ought to focus on his business and his business model instead of taking cheap shots at others.

    Realtors and the scum they hang out with -
    Cash-back deals rely on an inflated appraisal so the buyer can secure a mortgage for more than the actual sale price. In cash-back deals, usually the buyer, appraiser, a mortgage broker and real estate agent are in on the scheme and split the extra cash. The deals also can involve a notary, title person, and sometimes the seller.
    Don’t be fooled by these ads and promises.
    Don’t use a Realtor.
    Use a lawyer and purchase a FSBO.

    Buyer’s Horror Story -
    When I bought my first house, the selling broker had been buying and using coke with the sellers, and neglected to mention the history of armed robbery. The buying broker was complicit, and purged the city file of unsavory details that might have stopped or slowed the sale.

    Good thing I live in California, so that when I got shot by an armed robber just after moving in I was able to sue the agents for failure to disclose the history. They had to sell their houses to satisfy their errors ad omissions insurance deductible. One fled the state to avoid jail (after paying).

    You saps in AZ best do you homework before signing.

    I had the same dream for years after. I would enter a convention hall full of real estate agents. I would sit, open my attaché case under the table, and quickly assemble my Uzis (NOTE: I don't own a gun. Probably for the best.)

    Then I would start killing them. It never failed to wake me up with a smile. 13 years later I have to say my fantasies about killing real estate agents have not subsided.

    Another Real Estate Agent Hater
    I hate real estate agents not out jealousy, but because they make money on every transaction, even if it is a bad deal for the buyer (Much like a stock broker). The result is that real estate agents just want to make a sale, no matter what the ethics. I say create incentives for real estate agents to work for the buyer, either on an hourly basis, or buy giving the agent a small percent of the growth in equity. Not a perfect solution but better than the con game perpetrated on the public now.

    Yes I am a Realtor hater and to be honest, I think there are a lot more haters than likers. Although hate is a strong word, lets say there are a lot of people not happy with the way Realtors take advantage of homeowners and people that want to buy homes.

    It’s interesting the way Realtors will try and intimidate you with things like Defamation and Libel if you post to Blog Forums like this or CraigsList. What is it with you Realtors and your scare tactics? You can try to scare people about buying a house without a Realtor but you are not going to stop people from posting about Realtors. No names have been mentioned only companies. Start charging a fair price (realistic commission 0f 1%) and we will call off the dogs. We just want everyone to tell 10 friends that they don't need a Realtor and those friends tell 10 of their friends. I am not sure why you are getting mad?

    This Broker Associate, @ RE/MAX Two Rivers Realty, Inc. Grand Junction, Colorado.
    Worst Realtor in the world!!!!!!!!!!!!
    I agree that most realtors are the scumb of the earth.
    This realtor came over to my house to set up an agreement to be my agent/transaction.
    We went to see maybe 5 houses that were in worse shape of mine. I live in a booming part of Colo. Western Slope.
    I have an older home, but it is livable, some of the houses we looked at were $30,000 more than what this realtor said I should price my little house at. $139,900. I want to list at $149,000 to $159,000.
    The very next day (less than 24 hours). She and her husband came over to take pictures and finish the papers for us to agree on her taking my house on.
    While she was there, after she set the price at $139,900 (way to low), she said she wanted to buy my house.
    Well, my head began to spin, and I agreed.'d
    I am know paying the price of an agent who is horrible to people.
    I have emailed the head of RE/MAX and plan also to do this to the RE/Max Two Rivers owner.
    She CYA'd her ass by changing her title and adding that she was a known agent for RE/MAX.
    Why would someone that is in the possition of helping people do this?
    If this happens to you. Take 24 hours, and also go to a lawyer if possible.
    I am wondering if there is any way I can get out of this hell hole?

    Mortgage NEWS Just Released {Thursday, June 14, 2007}
    The rate of U.S. home loans entering the foreclosure process rose to a record level in the first quarter of 2007.
    The Mortgage Bankers Association said the rate of loans entering the foreclosure process was 0.58 percent on a seasonally adjusted basis, or more than one out of 200 loans and 4 basis points higher than the previous quarter. The rate rose 17 basis points from a year ago.
    The delinquency rate for mortgage loans on 1:4 unit residential properties stood at 4.84 percent of all loans outstanding in the first quarter on a seasonally adjusted basis, down 11 basis points from the fourth quarter and up 43 basis points from a year ago, according to the MBA's National Delinquency Survey.
    The rate of delinquencies is being driven by what is taking place in seven states, the MBA's chief economist, said in a statement. The percentage of loans in foreclosure would be well below the average of the last 10-years were it not for Ohio, Michigan and Indiana, and the rate of foreclosures started nationwide would have fallen were it not for the big jumps in California, Florida, Nevada and Arizona.
    Those states have special circumstances that do not reflect what is happening in the rest of the country.
    In fact, foreclosure starts declined in 24 states, while the rest of the country experienced negligible increases.
    The delinquency rate does not include loans in the process of foreclosure. The percentage of loans in the foreclosure process was 1.28 percent of all loans outstanding at the end of the first quarter, an increase of 9 basis points from the fourth quarter of 2006 and 30 basis points from one year ago.
    During the housing market's record five-year run, California, Florida, Nevada, and Arizona were some of the hottest real estate markets and favorites among investors.
    But, these speculative buyers are now leaving those once popular markets in droves. Many of them were subprime borrowers with adjustable-rate mortgages, which are now resetting at higher interest rates. The subprime mortgage market caters to borrowers with poor credit histories.

    Amazing land values in Arizona are all but gone.
    I bought 400 acres in Tonopah in 97 for about $750.00 per acre. Monthly I get requests from developers to sell to them at about now $25,000 Per Acre. Not a chance. Land is finite. The positive part of living here is I have my own airstrip. You couldn’t do that in Phoenix. While it is a concession to live next to Buckeye, at least they are still 5 miles away.
